Live in Style at Real Del Mar and enjoy golf with views, etc. BALONEY!!
This is a big project with golf course overlooking the Ocean just south of Tijuana, Mexico. It is the brain child of Groupo Frisa, probably the largest low income housing builders in Mexico who teamed up with another contractor to build luxury homes and boy, did they screw it up! Roofs leak, designs are functionally abominable, prices are steep, they don't perform to contract agreements, they don't return deposits and they don't have funding for what they need, so the whole operation is run on a shoestring.

Typical in Mexico, they built a fancy entrance, little infrastructure, and waited for people to buy in order to use their money to advance the project. The only professional part of the project is the golf course, hotel, and restaurant, none of which are under the control of Groupo Frisa, thank God. The golf course is professionally managed by Sun from Arizona, the hotel by Marriott, and the restaurant is owned by the La Costa Restaurant owner of San Antonio Del Mar. If you can afford the prices, these three amenities work well but forget the houses or property! In addition to being near the sewer plant with its occasional unpleasant odors, Groupo Frisa is so accustomed to screwing their employees and subcontractors that in their arrogance they screw the customer as well. (Some subcontractors own property there because they couldn't get the money they were owed so they settled for property!) They also, in turn, screw each other internally as when the head of the landscaping division hired ghost workers on paper and then pocketed their salaries. When caught by the accountant, they fired the accountant because the landscaping administrator had mucho clout in Mexico City with one of the owners!!
Groupo Frisa is characterized by arrogance, corruption, deceit, incompetence, sheer unprofessionalism and lunacy as exemplified by the "at one time" director, David Mayagoitia, as well as Mark Behling, and Carlos, the owners son who is now nominally in charge. Blinded by arrogance, they will cheerfully lie and tell you they will build a marina similar to the one they built in Cancun. What they don't tell you is that A) they have no money to do that B) the marina in Cancun has never showed a profit and C) they have no plans or taken any beginning steps for it (such as getting permits).
Sales people there change frequently because they don't get paid, contracts are broken, etc. so now no professional sales person will work there, leaving only cousins and underpaid no ability gophers to man the sales office part time. And then the board of directors scratches their collective heads and wonders why sales are so slow!!
By all means, enjoy the golf, hotel and restaurant, but just remember that when it comes to purchasing property or houses there.....
